In England and Wales, the Regulatory Reform (Fire Safety) Order 2005 places duties on the responsible person for most non-domestic premises, including workplaces, commercial buildings, and the communal areas of multi-occupied residential buildings. Depending on the premises and who has control of it, this can fall to the employer, owner, landlord, occupier or managing agent – and more than one person may have responsibilities. Duties include ensuring a suitable and sufficient fire risk assessment is completed and kept up to date, recording its findings, and putting appropriate fire safety measures in place and maintaining them.

However, while your responsibilities may be clear, it does not always mean the solution is obvious. Buildings change, records can be incomplete, and fire safety guidance cannot account for every construction detail or situation – and this is where fire engineering expertise can be invaluable.
