WHAT WE ASSESS

A fire risk and safety assessment identifies hazards, evaluates the risk to people and property, and is your roadmap towards compliance.

Under the Regulatory Reform (Fire Safety) Order 2005, every non-domestic building is legally required to have a suitable and sufficient commercial fire risk assessment. More than a legal requirement, though, this detailed report provides the insight needed to understand how fire risks could impact your building and the people using it. The assessment also outlines the measures required to remove that risk as far as is reasonably practicable and keep everyone safe.

  • An ideal fire risk assessment for flats and multi-occupied residential buildings, this is focused on the communal areas that fall under the responsibility of the responsible person. Our assessors inspect escape routes, fire doors, compartmentation where visible, fire detection and alarm systems, emergency lighting, signage, and firefighting equipment. Every fire risk assessment report provides clear findings and prioritised risk-based recommendations so you can make better-informed decisions.

  • If there are concerns for hidden fire safety defects, a visual inspection alone may not provide sufficient assurance. This enhanced assessment includes limited opening-up works to examine concealed construction and verify fire protection measures are installed correctly and to standard. Our activity may include, for example, assessment of compartment walls, ceilings, or risers where access is possible, or inspection of concealed voids where there is potential for unseen fire spread.

  • Some residential buildings require assessments that extend beyond communal areas. This type of residential fire risk assessment includes access to individual flats where necessary to ascertain a more complete understanding of how the building’s fire strategy will perform in practice. This approach is often particularly valuable in fire risk assessments for landlords, houses in multiple occupation (HMOs), or for responsible persons managing higher-risk residential buildings, where the Building Safety Act 2022 and evolving fire safety legislation place greater emphasis on understanding and evidencing fire safety throughout the building’s life cycle.

  • A more comprehensive intrusive survey for when there are significant concerns around concealed construction, historic alterations, or unknown fire safety defects. Our team is skilled in undertaking carefully planned opening-up works to inspect hidden elements of a building. This level of survey is usually reserved for more complex buildings, heritage properties, or for commercial property fire risk assessments where there is uncertainty surrounding the condition of concealed fire protection measures

What does a fire risk assessment entail?

Every fire and safety risk assessment begins with understanding how a building is designed, used, and managed – and our experienced assessors evaluate the critical factors that influence fire safety. This means they will consider the physical features of the building, alongside the way it is operated and used day to day.

Fire hazards

We identify potential sources of ignition, combustible materials, and any activities that could increase the likelihood of fire – providing practical recommendations to remove or reduce hazards.

People at risk

Every building has different occupants with differing needs. We consider employees, residents, visitors, and anyone who may be especially vulnerable, ensuring evacuation arrangements reflect their needs.

Means of escape

We assess escape routes, emergency exits, travel distances, and final exit points to determine whether occupants can evacuate safely and efficiently in the event of a fire.

Fire protection systems

We evaluate measures designed to detect, contain, and control fire. This can include fire alarms, emergency lighting, fire doors, compartmentation, fire extinguishers, and smoke control systems.

Fire safety management

We review maintenance records, testing regimes, staff training, emergency procedures, and fire drills to understand how fire safety is managed in practice.

Findings and recommendations

Each fire risk assessment concludes with a detailed report that outlines findings, prioritises recommendations, and gives you a roadmap towards improved fire safety and ongoing compliance.

Without a suitable and sufficient fire risk assessment, you cannot be confident your building is genuinely fire safe and compliant.

Do I need a fire risk assessment?

If you are a building owner, employer, landlord, facilities manager, or managing agent, you are the designated and legally named ‘responsible person’ for fire safety within the premises. To this end, UK fire safety law requires you to have a suitable and sufficient fire risk assessment in place, and for you to have evaluated how you can remove and reduce risks found. To reflect building changes – due to alterations, occupancy, or usage, for example – your fire risk assessment should be regularly reviewed to ensure it remains accurate and relevant.
