HOW WE ENSURE COMPLIANCE

Regularly validating the performance of fire safety protection is a statutory duty – every system installed must be evidenced to work and not simply assumed to.

Undertaking a thorough fire risk assessment and implementing all guidance is only the beginning of ensuring compliance. Under Article 17 of the Regulatory Reform (Fire Safety) Order 2005, responsible persons must also keep all fire safety equipment and systems in good repair and efficient working order. This duty applies continuously, long after a system has been commissioned, with specific British Standards dictating the schedule of testing required for each component. Active fire systems – including fire alarms, fire suppression devices, and emergency lighting – typically demand the most frequent inspections, confirming they will detect, warn of, and control a fire when called upon. Meanwhile, although passive fire measures degrade less visibly, they still require periodic testing to confirm their fire-resisting performance has not been compromised, and to provide an opportunity for repair if any defects are found.

Independent technical testing for all aspects of fire protection

Combining practical experience with rigorous technical knowledge, our engineers undertake a thorough examination of a building’s existing fire systems to verify their performance – ensuring mechanical and electrical components will activate correctly, and that static structural elements will support effective containment.

  • Before any tests take place, our engineers check what equipment and systems are recorded and installed, where they are located, and when they were last tested or serviced – cross-referencing existing certificates and the site logbook to confirm the register is accurate and nothing has been missed.

  • Each system is tested on site against its relevant British Standards and manufacturer requirements, from functional checks on call points and dampers to full-duration discharge tests on emergency lighting and flow tests on sprinkler systems, confirming components activate, seal, sound, or suppress as they should.

  • Results are then logged against the asset register as testing progresses, with any fault, deterioration, or deviation from expected performance flagged. These are then assessed for severity, distinguishing from minor cosmetic wear to serious defects that are likely to compromise a system’s performance in a real fire.

  • Findings are compiled into a practical, board-level report that sets out what was tested, what was found, and what needs to happen next. Recommendations are prioritised clearly, helping the responsible person make informed decisions about remedial works and where to focus resources and budget first.

  • Once testing is complete, we issue the certificates and documentation needed to evidence compliance. We update the site logbook so there is a clear, defensible record for every test carried out – available whenever it is required for inspection, insurance review, or future due diligence – and ensure all data is easily accessible through our digital client portal.

What does equipment and system testing cover?

From firestopping testing – evaluating how products such as sealants, collars, and boards prevent fire and smoke from passing through wall and floor openings – to fire alarm, fire extinguisher, and fire sprinkler inspection services, our engineers verify performance across the full breadth of active and passive fire protection.

Alarms and warning systems

Our fire alarm inspection services assess fire alarm panels, detectors, and sounders against BS 5839-1, alongside emergency lighting, intruder alarms, and CCTV where these form part of a building’s wider life-saving and security provision. This ensures systems will alert occupants of dangers and support safe evacuation.

Fire suppression systems

We test fire sprinkler and water mist systems to confirm control valves remain open, alarms and flow switches respond correctly, and pumps, tanks, and water supplies deliver enough pressure and volume to control a fire – providing peace of mind that devices will activate automatically if they are triggered by heat or smoke.

Fire extinguishers

Alongside general fire extinguisher service and inspection, we provide monthly visual checks to confirm units are correctly located, unobstructed, and free from damage. Our technicians also validate weighting, the integrity of pins and seals, and examine discharge performance in line with manufacturer guidance and BS 5306.

Fire doors

We inspect fire doors and their frames, hinges, seals, glazing, and self-closing devices to confirm each one closes fully and holds back fire and smoke for its rated performance period. We also assess any damage, general wear, or unauthorised alterations that could compromise a fire door’s ability to contain a fire.

Fire dampers

Fire damper inspection and testing confirms these devices close automatically when triggered by heat or smoke, sealing ductwork and preventing fire from spreading through a building’s ventilation system. Because fire dampers are typically hidden above ceilings, testing often involves accessing and resetting them to verify operation that might otherwise go unnoticed until a failure occurs.

Firestopping

Firestopping testing assesses sealants, collars, wraps, and boards used to seal service penetrations, alongside walls, floors, and ceilings that form a building’s compartment lines. This helps to identify gaps, damage, or unrecorded alterations – often unintentionally introduced by other trades – that could let fire and smoke spread beyond their point of origin.

For higher-risk buildings, accountable persons have a legal duty to keep test results, maintenance schedules, and equipment data accurate, current, and accessible throughout the building’s life cycle – providing a single source of truth that must be shared with the Building Safety Regulatory and transferred intact if the building changes hands.
